  • Valuation and Instruction

    Arrange a valuation appointment with us. During this meeting, we’ll discuss the potential sale price and the marketing initiatives we utilise. Be prepared to share any unique features of your property that could impact its value. We’ll present the detail behind the proposed asking price, tailored marketing strategy, and our fee. Once the asking price, marketing strategy and fee have been agreed, and you are ready to proceed, instruct us to sell your home.

  • Confirm

    We’ll create detailed sales particulars, including high-quality photography and a floorplan. We can arrange an Energy Performance Certificate (EPC) if required, which is legally required to go to market. We will ensure the photos showcase your property’s best features, and make the floorplan easy to read.

  • Undertake Viewings

    We’ll handle viewings for you. All applicants will be pre-registered and qualified. Our agents will accompany viewers during appointments, and you’ll receive feedback within 48 hours after each viewing.

  • Agree Sale and Provide Buyer Information

    When an offer is made, we’ll present it to you. We’ll provide information about the buyer’s position (proceedable, finance, or cash) and any relevant chain. Regularly update you on offers and negotiations, manage expectations regarding the sale process, and issue a Memorandum of Sale to formalise the transaction once an offer is accepted.

  • Sales Progression and Facilitate Exchange

    During sales progression, we monitor key milestones such as searches, surveys, valuations, and contract enquiries. Weekly updates will keep you informed, and we’ll facilitate the exchange process efficiently.

  • Exchange of Contracts and Completion

    Following successful completion of the sales progression, and when all parties are ready, deposit payment is placed on account with solicitors and exchange of contracts can take place to make the sale legally binding. Completion follows at an agreed date to finalise ownership transfer.
