  • Register your details

    Call our office to register your details. Make note of your household annual income as the agents will need to know this information. It’s always good to run a credit check on yourself if you have any concerns about adverse credit so you can be upfront with the agent before carrying out viewings.

  • Book Property Viewings

    Attend viewings promptly as a property can get let very quickly. Take notes of the property’s condition, amenities, and suitability for your needs.

  • Submit Rental Applications

    Provide all necessary documentation, including proof of income, employment details and any additional information. It is essential to be honest with any information given.

  • Complete the referencing process

    Once you have been accepted for the property we will carry out all the references. To ensure this is done as quickly as possible ensure you provide the correct contact details for employers and landlords. Be prepared to provide additional information or documentation as requested by the landlord or letting agent. Bring you ID to the agent to carry out right to rent checks.

  • Sign the documents

    Review the lease agreement carefully and ensure you understand all terms and conditions, including rent amount, lease duration, and maintenance responsibilities. Sign the lease agreement once you are satisfied with the terms outlined.

  • Tenant move in day

Tenant Fees

We will only charge the following in connection with a tenancy:

BA refundable tenancy deposit capped at no more than five weeks’ rent where the annual rent is less than £50,000, or six weeks’ rent where the total annual rent is £50,000 or above
CA refundable holding deposit (to reserve a property) capped at no more than one week’s rent
DPayments to change the tenancy when requested by the tenant, capped at £50, or reasonable costs incurred if higher
EPayments associated with early termination of the tenancy, when requested by the tenant
FPayments in respect of utilities, communication services, TV licence and council tax
GA default fee for late payment of rent and replacement of a lost key/security device, where required under a tenancy agreement
