Before we can let you a property we must satisfy that you meet both ours and the Landlord’s requirements. Our staff will talk to you about the references you will need to produce prior to renting a property. We will also explain the identity checks we are required by law to carry out, along with other safeguards like credit checks as briefly set out below: We will be checking to ensure you are over the age of 18 and that you have the right to rent in the UK as this is a legal requirement. We will require your photographic identification as we will have to see the original document for each applicant and keep a copy on file. This can be a passport or photo driving licence. As well as the right to rent identification we require proof of address, these must be dated within 30 days, listed below are acceptable document:
- Council tax bill
- Utility bill
- Bank statement
- Credit card statement
- Letter from a Government department
We use an independent referencing company to carry out the credit checks, employer’s reference, and landlord’s reference where necessary.
In some circumstance a guarantor will be required to ensure financial stability. A full credit check will be carried out on the guarantor in the same manner as the applicant/s.
We will help you to review your financial circumstances so that you are confident about your monthly rental payments. We will guide you through the deposit and advance rent process and explain about the safety of your deposit which will be held within one of the recognised deposit schemes. This is particularly useful if you are renting your first home.
We will provide information on things like contacting utility companies for when you move in, taking out content’s insurance for your personal belongings, tenancy agreements, and the viewing process.
We also provide a full home maintenance service for our fully managed properties. If there is a problem, you can call or email us, and we will arrange for someone to visit.
Below are some steps to think about before registering: What can you afford as a monthly rent? Don’t forget to include things like utility bills (energy, council tax, etc) and insurances within your calculations. To rent a property your annual gross income needs to be at least 2.5 times the annual rent, should there be more than one tenant then it is calculated on your combined income. We will go through this with you, but it is always easier to be prepared!
What is your preferred area? Do you need to be near a train station or schools for example?
Do you have a preference of a flat or a house?
As well as ensuring you meet the affordability requirements, we will also check that you can commit to our letting criteria as follows:
- You pay one month’s rent in advance
- You can pay a deposit that is equal to one calendar month’s rent (to be held by the DPS or the Landlord’s chosen deposit scheme)
- Costs for replacement of lost keys
- Late payment of rent - interest may be charged on the late payment of rent up to 3% over the Bank of England Base Rate
- Fees associated with the early termination of a tenancy agreement
- Fees associated with a Variation or Change to a tenancy agreement
