We will advise on necessary health & safety aspects of your property and can arrange relevant testing and maintenance through reputable companies so that you don’t have to worry. We will provide you with detailed checklists to ensure your property is suitable for letting and will advise on current legislation, including the need for gas safety and electrical testing certificates which we can arrange for you.
We will collect your deposits and rents which means you won’t ever have to worry about chasing rental payments. We will also register deposits from tenants on behalf of our Landlords, with The Deposit Protection Scheme (DPS), a government approved deposit protection service. This is a non-profit organisation with ensures you comply with the law, but also protects the deposits for Landlords, tenants, and agents alike.
Tenants are responsible for the utilities such as gas, electricity, water supply, sewage, TV licence and council tax. We ask the landlord to provide us with the utility service providers so we can transfer the accounts into the tenant’s name and supply them with the meter readings at the start of the tenancy.
